A true example of smart growth, these two towers embody 212 residential units, a compact parking garage, a school and retail at street level. The building also totes a LEED Gold certification. The creative, automated parking garage accommodates six levels of parking in a 3-story podium. Above the garage between the towers is a recreation deck. A green roof retains and diverts storm water away from the sewer systems. A composition of black and white brick and large windows create an exciting, modern look. The developer, Bijou Properties, and the city created Garden Street Mews, the first pedestrian plaza in Hoboken by closing the street to vehicles. It is used for a farmer’s market, art shows, and other community events. This unique structure exemplifies a transit-oriented development. WINNER of the 2017 ULI Northern NJ Mixed-Use Project of the Year Award.

88 Regent Street is located on the northern edge of the Liberty Harbor North Redevelopment Area. 88 Regent Street holds a prominent position on the Jersey City skyline and creates an iconic entry into the neighborhood as a signature 32-story tower. This mixed-use multifamily maximizes views of Lower Manhattan by creating setbacks on the upper levels giving each unit a window facing the World Trade Center. The 12-story base matches the height of the adjacent buildings and then the amenity floor sets back to reveal a clear distinction between base and tower.

With incredible views, 88 Regent Street provides an iconic identity for the neighborhood and has become the most desirable place to live in Liberty Harbor North.

Transit-Oriented Development: Mixed-Use Multifamily Development

Bordering the burgeoning Bergen-Lafayette neighborhood in Jersey City, 270 Johnston is a new mixed-use 24-story residential tower that will become an iconic landmark signaling the gateway to Bergen-Lafayette. The east facade is pulled back featuring an open grillwork of residential balconies with magnificent views of Jersey City and Manhattan skylines. At grade the building transitions from the scale and rhythm of the adjacent two-story masonry townhomes to 24 stories encompassing 169 residential units, roughly 9,000 sf of commercial space,  10 parking spaces, and an impressive panoramic pool deck.

7 Seventy House, a transit-friendly multifamily development in Hoboken, New Jersey, promotes public transit usage while simultaneously furthering the city's environmental, social, and economic sustainability objectives. By integrating stormwater management systems, establishing vibrant public spaces and a pedestrian-friendly plaza, incorporating architectural elements that optimize air and light, and implementing traffic-calming measures, 7 Seventy House fosters a unique sense of place while preserving Hoboken's character and augmenting the overall quality of life.

**Optimizing Redevelopments:** This project would not have been possible without the partnership that was created between Bijou Properties and the City of Hoboken. Through collaboration with the City administration and the Redevelopment Subcommittee, a redevelopment plan was established which allowed the transfer of development rights from the two adjacent parcels (2 & 3) - which are now going to be parks and open space - to the lot which now contains the residential building (1). 

To be specific, Bijou Properties purchased two additional parcels each with its own as-of-right zoning. By transferring the development rights from those additional parcels 2 and 3 to the original parcel 1, Bijou was able to develop the two public parks.  A comprehensive redevelopment agreement, which included tax incentives, was put in place that allowed the public portion of the project to be built without city dollars. This creative deal making couldn’t have happened without intense collaboration and cooperation between the developer and the City.

Elegant  Efficient  &  Artful: Flanked by high density masonry towers and with direct views to the Statue of Liberty, The Hendrix has contributed to the ongoing development of the Jersey City skyline and is an architecturally impressive and dynamic living experience just steps from Grove Street – the hub and heart of downtown Jersey City. The Hendrix’s illuminated crown has become a beacon to the Powerhouse Arts District of Jersey City. At the intersection of Marin Boulevard and Morgan Street, this 41-story structure has generated 482 residential units, 121 parking spaces, 14,000 sf of amenities, and features a 6,250 sf performance space and a fine arts gallery. 

The Hendrix is a distinctive transit-oriented destination with transit stations and a ferry terminal within a 10-minute walk. Residents experience a two-story sunlit lobby and lounge with a 24-hour concierge, co-working mezzanine above lobby, Smart Home entry locking systems, and enhanced sound proofing.

The Hendrix brings the community a state-of-the-art, 125 seat, 6,250 sf flexible black box performance theater with dressing rooms, administrative offices, and a fine arts gallery. This performance space will become home for Art House Productions, a pioneering force for the arts movement in Jersey City, who orchestrates theater productions, gallery exhibitions, educational programs, and multi-media art festivals.

425 Summit Avenue in Journal Square is a new high-rise mixed-use multifamily development recently approved by the Jersey City Planning Board. MHS has been working with the developer, Spitzer Enterprises, to create an elegant context-sensitive design for the landmark site. The project includes 390 residential units, 4,450 SF of ground floor retail space on Sip Avenue, 13,460 SF of indoor amenity spaces, an outdoor rooftop amenity deck, and a green roof. The views of Manhattan will be spectacular for this transit-oriented project which is only steps away from the Journal Square Transportation Center.

Nine on the Hudson is a 278-unit luxury condominium multifamily that derives its form from its location at the edge of the Hudson River. The saw-tooth V-form plan is designed to maximize direct views to Manhattan from all of the interior units. The south wing steps down to the river at a precise angle to allow sunlight to the pool deck and provides expansive green terraces with unparalleled Manhattan views.  Nine On the Hudson's distinctive architectural form playfully communicates with BIG’s VIA and Enrique Norten’s Mercedes House on Manhattan’s west side symbolically connecting Nine on the Hudson with its neighbors across the street, or in this case the river.

Gulls Cove is the first high-rise transit-oriented structure completed in the highly acclaimed “New Urban” community of Liberty Harbor North and is immediately adjacent to the Hudson-Bergen Light Rail stop in Jersey City. Modern metal cornices define the 430 residential units and 400 parking spaces are uniquely concealed within the structure. A rich stone base delineates the lower level of Gulls Cove’s 18,000 square foot retail space which embraces shops and restaurants.

MHS Architecture’s project at 80 Journal Square received The Jersey Planning Board’s approval. This 28-story skyscraper will be built next to Loew’s Theater in Journal Square at the site of the CH Martin store. This mixed-use building will deliver 400 units with 40 units being allocated as affordable. There would be 3,000 sf for ground floor retail, 17,730 sf of office space, and 13,825 sf of indoor amenities.⁠

The serrated exterior glass façade of the residential tower lifts to the third floor revealing the building's transparent commercial base, like a stage curtain. The base is set back 50 feet from the curb to create a magnificent outdoor plaza designed with a café to augment the theatergoers’ experience at the Loews. ⁠

There has been much anticipation for these two high-designed 15-story buildings situated between Sussex and Morris streets on Van Vorst Street in Jersey City. Located within one or two blocks are the Marin Boulevard Light Rail Station and the Liberty Harbor Ferry Terminal, Lenox and [Quinn](https://www.mhsarchitecture.com/project/quinn) are efficient, transit-oriented multifamily buildings providing direct access to New York City.

Offering views of lower Manhattan, the modest and polished architecture presents separate buildings which are connected by a well thought out pedestrian plaza incorporating amphitheater seating and plenty of trees for shade.  By enhancing these multifamily buildings with automated parking, charging stations, bike storage, clubroom, fitness center, dog run and sundecks residents can live, work, and play. Was it mentioned there is also a roof deck kitchen and pool offering stunning New York City views?

MHS Architecture is thoroughly acquainted with this neighborhood. In fact, MHS are land planners for the Liberty Harbor North Redevelopment Plan which includes Gulls Cove, The Liberty Point Condominium, and the stunning Madox building.  Neighbors and developers have been, and are still, optimistic that these transforming developments with high-end architecture will attract even more empty nesters, urbanites, and Manhattan’s millennials alike.
